Well, it’s finally done, and here it is. I know I say this about all my deals, but Hamilton Ave is truly my greatest rehab yet. Some lucky homeowner is going to get a great home when they buy this Craig-Fuhr-rehab (I promise, that’s the last time I’ll ever write in 3rd person). The place is spacious, and luxurious. Its quaint and opulent all at the same time. The home has it all. Lots of space, super open and airy layout, high-end finish, tons of storage, a kid’s dream for a back yard, -- and it absolutely perfect for entertaining.

This house, more than any I have ever done, presented so many challenges in terms of its original layout. As we know, challenges are simply opportunities in hiding.

Mmmmm Mmmm Good. That’s what Hamilton Ave is…Mmmmmm Mmmm Good. We’re coming to the final stages on this old beast and this house flip in Baltimore City is starting to look like a beautiful swan. One wonders (<-- love the way that sounds) what this house must have looked like the day its proud new owners stepped into it when it was first built many many years ago. I have to believe the house of today is FAR, FAR grander than that of yesterday.

This place is friggin’ magnificent in every way. 4 Beds / 3 Full Baths of huge city living. Big rooms, modern layout, high ceilings, dripping with molding, big back yard…this rehab  at Hamilton Ave truly has it all. Put this house in Canton, MD -- wait, it’s way too big to fit in crappy and cramped Canton. Put it in Howard County, MD and it would cost $800,000 easy.

Happy New Year to all my Real Estate Investing pals and palettes! I hope 2010 turns out to be your best year for investing in real estate. My head hurts from last nights fun & frivolity, so I’m gonna make this one short. I was out yesterday checking on the progress of my flips in Baltimore and I just had to take a super-quick video of the amazing new front porch railings we just installed at Hamilton Ave. Could they have been a bit more ornate? Yeah. But they are pretty sweet and 100% custom for only $500.00.

This flip is coming along really well. By the end of the coming week we’ll have the place totally painted and ready for all the yummy trimmings! Stay tuned, this is where it gets really fun!

Another day, another 1000 things clipped from the list of things to do at Hamilton Ave. If you’re keeping score, we’re done all the demo, framing, basement waterproofing, as well as elect, plumbing, and HVAC rough-ins.  We’ve cleaned up the yard, painted most of the exterior, removed the massive cement steps that ran along side the house.

And now -- I give you SHEETROCK!!  I tell ya, a house really starts to look like a home when you get that first layer of mud on the walls. This could possibly be the SICKEST rehab I have ever done! (Of course, my lovely wife will tell you that I say that about every house.)

Holy crap-ollee, Batman -- there is just a flurry of activity at this house on Hamilton. Its Extreme Makover, Baltimore Edition. Its Flip This House without the big hair and attitude of Armando Montolongo (look at THAT hair -- maybe I’m a bit envious). Its Flip That House without all the newbie mistakes.

Folks, if you are new to investing or even if you are a grizzled old veteran, you can’t NOT be juiced over how well this house is coming together. We’re only about 11 or so days in and I’m almost ready for sheetrock. Let me recount for you where we’ve already been:

Demo of three 30 yard dumpsters, water-proof basement, clean up yard, paint exterior, framing, electric, plumbing, HVAC -- all roughed in! Mmmmmm -- can ya’ feel it?

Pipleline Update: So we’re closing on three more purchases this week. I also just started on another rehab in Parkville. Stay tuned for updates from those FOUR (Yes, FOUR) new rehab projects.

Mmmmmm -- How I love the smell of sawdust in the morning. If you don’t wake up every morning psyched to go to work (like I do), then you need to change your job. I’m telling you, sometimes I think the weekends are too long. I can’t wait for Mondays! Wait, today is a Wednesday. Hell, I love those too.

So here we are back at Hamilton Ave. Day 4 -- and the place is really taking shape. We’ve got 99% of the demo done. The yard has been cleaned up. Framing has been started, and we’re off to the races.

I woke up this morning thinking about the layout of this house. Frankly, its a mess in its current form. There’s a ton a underutilized space -- and as we say, its functionally obsolete. Meaning, its flow does not function like houses of today. It has no flow. You don’t get the sense that is open or airy. The kitchen is the wrong place. Hallways are narrow. The baths are either too big or too little. Its just all wrong.

Well, your boy Craig had an epiphany in his sleep, and I just had to get over to the house this morning to see if my ideas would really work. I was really worried about the payout of the massive main level, and I think (actually I know) I figured it out.

Rehab project numero dos (that’s number two for those of you who ain’t classy and bilingual like me). Here it is: Hamilton Ave! I’ve done rehabs much bigger than this in terms of dollars, but this may be the biggest house I have ever tackled. I picked this one up off the MLS. Yup, just snatched it right up from the bank. Gotta love the REO’s.

Anyway -- I’m real stoked about this one. Currently set up as a 3-unit, we’re going to transition it back to the mini-mansion it was meant to be. Complete with 4 beds, 2.5 baths, a massive kitchen, living, dining and family room. The basement will be waterproofed and clean up but will remain unfinished. The massive corner lot will include all new stockade fencing, a nice deck, two car off-street parking and new landscpaing.
