House Flip Story: Kipling Pkwy – Update 1

Tell me -- seriously….who is doing more rehab deals in Maryland than me? Maybe I’m crazy -- but that’s why my wife loves me. Big vision and bigger action.

Here’s the second of my two deals in District Heights. If you’re keeping score at home, this is rehab deal numero six in the current pipeline. That’s six, with three more coming. This is Kipling Parkway. We obtained this deal through a local wholesaler. She made one call to me, and I stroked her a wholesale check for $2500.00 bucks. No the biggest wholesale fee, but she never even had the property under contract. She probably worked a sum total of 20 minutes on the deal. Not a bad hourly wage, huh?

Kipling is set up as a 3Br, 2Ba (forget what I say in the video below). We’re gonna transform it into a 4Br, 3Ba house with a finished basement. The layout will be super open with a living room that flows into an eat-in kitchen. The firplace will be the real focal point of the first floor. I have great plans for that!

Anyway -- I won’t yack on here. Just check the video below.

Here are all the before pics.

Craig, Who is considered a "wholesaler" to you? When you say wholesaler do you mean a person who owns a "we buy ugly homes" franchise? OR, a professional "bird-dogger?" I live in Norfolk, VA and am interested in making any contacts that can help me get started, I just do not know who I can trust at this point in the game...ie who is my competition and who can be a mentor. Real Estate research (finding awesome deals) just thrills me and I want to focus this into a business. Thank you!
