First - thanks for posting. I love when people comment.

A wholesaler is someone who actually signs a contract to buy an ugly house then flips that contract to an investor like me.  A bird-dog is someone who goes out finds a deal, does some research, then refers the deal and all its details to a guy like me.

See the difference?  A wholesaler has skin in the game. They sign a contract, put up a deposit - and commit to buying the house even if they can&#039;t assign the contract. A bird-dog has no skin in the game.

Fact is, I pay wholesalers and bird-dogs pretty hefty fees. I paid a wholesaler $2500 last month. All she did was pick up the phone and call me with what she thought was a deal. I did all the rest. $2500!
