Six days into this house flip and I gotta tell ya, I’m pretty happy. So far we’ve demo’d, framed, roughed the plumbing and electric, cleaned up the yard, installed a new privacy fence, installed all new interior and exterior doors, and roughed a new bath in the basement which required jackhammering up the floor for a new drain.
Six days -- Not bad, huh? For installment number 1, click here
If you flip houses in this market, you have to know that time is truly the enemy. So, line up your crews and work ‘em hard.
Check out the video below taken on a Sunday after Thanksgiving. SUNDAY and my boys are crushing it!

Feast your eyes on “crappy house in the pipeline #1.” I’ve now got 7 houses in the pipeline -- and I’m buying all I can find. When I say pipeline, that means anything from “under contract to purchase” to “under contract to sell.” Many years ago, while working as a fine-wine salesman, my dear Dad scolded me by saying that I had a poor work ethic…HA!!! At that time, he was probably right. But I changed all that, Daddy! Fact is, folks -- when you love what you do, you’re never working. And I LOOOOOOOOVE what I do.
So here it is, our newest project -- proof that I actually do, do rehabs rather than just talk about it! We officially started the rehab today, and with any luck should be finishing up around Christmas. The house is a very much the same layout as our project on 775 Yale Ave (Click Here for More Info). This new rehab is wider and has one additional bedroom. The numbers on this one are SUPER-strong. I’ll share all the facts and figures when the deal is done.
If you have a deal, please email me. I’m paying huge wholesale fees!
For now, here’s a video showing the place after demo.

Here’s a few “post-demo” shots. Not bad for 1 day.
