Another day, another 1000 things clipped from the list of things to do at Hamilton Ave. If you’re keeping score, we’re done all the demo, framing, basement waterproofing, as well as elect, plumbing, and HVAC rough-ins. We’ve cleaned up the yard, painted most of the exterior, removed the massive cement steps that ran along side the house.
And now -- I give you SHEETROCK!! I tell ya, a house really starts to look like a home when you get that first layer of mud on the walls. This could possibly be the SICKEST rehab I have ever done! (Of course, my lovely wife will tell you that I say that about every house.)

Tell me -- seriously….who is doing more rehab deals in Maryland than me? Maybe I’m crazy -- but that’s why my wife loves me. Big vision and bigger action.
Here’s the second of my two deals in District Heights. If you’re keeping score at home, this is rehab deal numero six in the current pipeline. That’s six, with three more coming. This is Kipling Parkway. We obtained this deal through a local wholesaler. She made one call to me, and I stroked her a wholesale check for $2500.00 bucks. No the biggest wholesale fee, but she never even had the property under contract. She probably worked a sum total of 20 minutes on the deal. Not a bad hourly wage, huh?
Kipling is set up as a 3Br, 2Ba (forget what I say in the video below). We’re gonna transform it into a 4Br, 3Ba house with a finished basement. The layout will be super open with a living room that flows into an eat-in kitchen. The firplace will be the real focal point of the first floor. I have great plans for that!

Holy crap-ollee, Batman -- there is just a flurry of activity at this house on Hamilton. Its Extreme Makover, Baltimore Edition. Its Flip This House without the big hair and attitude of Armando Montolongo (look at THAT hair -- maybe I’m a bit envious). Its Flip That House without all the newbie mistakes.
Folks, if you are new to investing or even if you are a grizzled old veteran, you can’t NOT be juiced over how well this house is coming together. We’re only about 11 or so days in and I’m almost ready for sheetrock. Let me recount for you where we’ve already been:
Demo of three 30 yard dumpsters, water-proof basement, clean up yard, paint exterior, framing, electric, plumbing, HVAC -- all roughed in! Mmmmmm -- can ya’ feel it?
Pipleline Update: So we’re closing on three more purchases this week. I also just started on another rehab in Parkville. Stay tuned for updates from those FOUR (Yes, FOUR) new rehab projects.

As a native Balti-Moron, I’m proud to say that I’ve hit many of the places listed. But alas, eating at so many of these establishments has landed me on a crash diet for the next 60 days so I won’t be hitting them any time soon.
