I absolutely laughed out loud when I read the first line of your AWESOME comment.&lt;br&gt;&lt;br&gt;The best way to screen contractors is to look at several past and present jobs and to thoroughly check references. But, and THIS IS HUGE - all contractors flake at some point. Its just in their DNA. So to combat that, you must keep them on a VERY short leash. &lt;br&gt;&lt;br&gt;Don&#039;t EVER let them get too far ahead of you. Don&#039;t give a guy 1/3 down, when you could break that payment up into several. Make a clear scope of work, and a draw schedule - then follow it to a tee.&lt;br&gt;&lt;br&gt;This is the ONLY way to protect yourself.</description>

Just curious to find out how you screen for contractors as a rehabber. Where do you start? What common traits did ALL the assholes share? Warning signs?
